RULES AND POLICIES
Rules
We ask that all guests help us maintain the integrity of LVRstays by following these house rules:
No parties or events – zero tolerance policy
No smoking inside or outside the property
Only registered guests may stay overnight
Pets must be pre-approved by hosts
Quiet hours: 11 PM – 7 AM (especially outdoors)
Replace pool cover after each use
Keep doors/windows shut during warm months to protect A/C
Do not rearrange furniture or tamper with pool equipment
No illegal substances on the property
All damages beyond the deposit will be billed to the guest
Max of 4 cars on-site at all times
Pet Guidelines
Approved dogs are welcome! Please follow this “pet-etiquette”:
No pets on furniture or beds
Clean up after your pet inside and outdoors
Limit barking or excessive noise
Never leave pets unattended in the home
Our house rules are designed to ensure a respectful and enjoyable experience for everyone. Failure to follow these rules will result in forfeiture of your security deposit and may lead to additional charges.
Please know, we’re not looking to keep your deposit. We simply ask that guests treat our home with care and respect so we can continue providing a great stay for all.
POLICIES
Cactus Stone
Onsite Maintenance Access:
Approved service vendors, including pool and landscaping crews, may access the exterior of the property during your stay. These visits are mandatory and cannot be rescheduled or denied.
Pool Service: Wednesdays & Sundays between 7:00 AM – 4:00 PM
Landscaping: Mondays & Fridays between 8:00 AM – 4:00 PM
Denying service access may result in forfeiture of the security deposit and cancellation of the reservation without refund.
Check-Out Time: 11:00 AM. Please note that outdoor staff may arrive as early as 10:00 AM to begin exterior maintenance.
Occupancy Limits:
One-night reservations: Strictly limited to 8 guests. No exceptions.
Stays of two nights or more: Maximum of 16 guests on the property at any given time.
Guests over 16 must be pre-approved in writing prior to booking.
Additional Guest Fees (if approved):
$150 per additional guest per night over 16
For nightly rates under $700: $50 per guest over 8
Security Deposit (Refundable):
Arizona Residents: $2,500
Non-Arizona Residents: $1,500
Deposit is due no later than 6 days before arrival. Failure to submit payment will result in withholding of the check-in code. Refunds will follow the cancellation policy agreed to at time of booking.

Blue Cove Mansion
Onsite Maintenance Access:
Routine property services will take place during your stay and cannot be rescheduled or denied.
Pool Service: Wednesdays & Sundays between 7:00 AM – 4:00 PM
Landscaping: Mondays & Fridays between 7:00 AM – 4:00 PM
Refusal of access will result in loss of deposit and may lead to reservation cancellation without refund.
Check-Out Time: 11:00 AM. Exterior maintenance may begin as early as 10:00 AM on your check-out day.
Occupancy Limits:
One-night reservations: Maximum of 8 guests. No exceptions.
Stays of two nights or more: Maximum of 16 guests on property.
Guests over 16 must be approved in advance.
Additional Guest Fees (if approved):
$150 per additional guest per night over 16
For nightly rates under $700: $50 per guest over 8
Security Deposit (Refundable):
Arizona Residents: $2,500
Non-Arizona Residents: $1,500
Deposit must be paid 6 days prior to arrival. Failure to do so will prevent access to the property. Refunds follow the agreed cancellation policy.

The Keim Villa
Onsite Maintenance Access:
Maintenance vendors may visit the property during your stay. These services are essential and cannot be delayed or declined.
Check-Out Time: 11:00 AM. Outdoor service teams may begin work as early as 10:00 AM on check-out day.
Occupancy Limits:
One-night reservations: Limited to 8 guests. No exceptions.
Stays of two nights or more: Maximum of 16 guests on the property at any time.
Additional Guest Fees (if approved):
For nightly rates under $500: $50 per additional guest over 8
Security Deposit (Refundable):
Arizona Residents: $1,900
Non-Arizona Residents: $1,500
Deposit is due 6 days prior to check-in. Failure to pay will result in access code being withheld. Refunds follow standard cancellation policy.

Sol Villa
Onsite Maintenance Access:
Scheduled vendors including pool and landscaping services will access the property during your stay. These visits cannot be postponed or denied.
Pool Service: Wednesdays & Sundays between 8:00 AM – 4:00 PM
Landscaping: Mondays & Fridays between 8:00 AM – 4:00 PM
Denial of service access may result in loss of security deposit and cancellation without refund.
Check-Out Time: 11:00 AM. Outdoor staff may begin at 10:00 AM on the day of check-out.
Occupancy Limits:
One-night reservations: Strictly limited to 8 guests.
Stays of two nights or more: Up to 16 guests permitted.
Additional Guest Fees (if approved):
For nightly rates under $500: $50 per additional guest over 8
Security Deposit (Refundable):
Arizona Residents: $1,900
Non-Arizona Residents: $1,500
Deposit must be submitted no later than 6 days before arrival. Non-payment will prevent access to the property. Refunds follow the cancellation policy in effect at the time of booking.
